I have been working on a self storage software and it's CRM. Before I started working on this project, I never knew how much CRM matters for a business. Customer Relationship Management (CRM) includes powerful marketing software capable of working the way you do. With its automatic multi-phase marketing campaign scheduling, easy to use web driven forms, Return on Investment (ROI) calculator and more, it will help you drive more effective lead generation and improve the customer experience at every level.

That is beautiful. *wipes tear*
I also wanted to point out that one of the CRMs in the list linked to by viking60 is Vtiger, and that I think it gets smacked with a lot of attacks. Having no life affords me the opportunity to go sifting through logs that most admins would just ignore until there is a problem... and in my Apache logs I see PLENTY of automated attacks on Vtiger. There are actually enough hits that I added a rewrite rule to Apache for "^/vtiger". Doesn't mean you'll get hacked, just trying to help folks make an informed decision.

Figures.
Vtiger is from India and sadly that is where most of the spammers com from these days. Seems to be in fashion over there.

Re: Customer Management Program (CRM)
... and as long as I am bitching about CRMs:
Salesforce doesn't appear on the list (because it isn't open source) but is considered to be the "cat's ass" of CRMs by many folks. I would be particularly worried (as I bet you would) about the data mining possibilities with a company like this and the data that they keep.
SugarCRM (where Vtiger forks from) seems to be a favourite for open source junkies but the last time I checked (1.5 years ago) it struck me as being rather bloated and I was under the impression they were starting to suffer from BBS (Big Business Syndrome). An older [and leaner] version may still be available but I would expect that it might be ripe for hacks as well.
My three cents.
